OPPORTUNITIES IN REVONATIONS ( 2 )

As we look at today's current marketplace, it is wiser to look at projects in which you can get in and get out quickly. Put the house back on the market quickly and use majority of the renovation dollars for cosmetics. What I am talking about is more paint and carpet type projects rather than deep projects. You want things that cosmetically improve the house and improve the selling point of the house; things the buyers will see. For instance, You could spend $3500 rewiring the house, but does the buyer see that when they flip the switch and the lights come on? That is a base expection. So you would rather not pick up a project where You have to change the electricity because that is a lot of my money going into something that the buyers are not going to even notice. You would rather find things that are going to make the house stand out among the competition. You would like to put any renovation money into the cosmetics of the house that will make the buyer fall in love with this house. When you can do that you will sell your house much faster.
