We bought it below market value today and then adjusted for the decline so we should be able to get it, get the rehab done and get it back on the market all within 3-4 weeks. Now we have the best-priced house in the neighborhood and compared to the other tired houses in the neighborhood, this is now the nicest house in the neighborhood as well. So you are offering the two things that really make it a deal for an owner occupant: price and the amenities. It is the best looking house around which means we now get a quick turnaround since the buyers get exactly what they are looking for; their dream home. This will be a dream home for them in that area, Whatever area you pick, because you are giving it to them at a price that is better than any of the other houses in the area. Because you are able to get in and get out quickly, you have far lower risk of falling house values.
